Wow - incredible company to deal with. My partner and I have 2 properties and were looking at several options for our next move. It was a complicated request as there were a lot of other factors but in the space of 3 days we had viewed a property they had listed, had an appraisal on our home, spoke to their recommended mortgage advisor and sling-shotted back to another appraisal for renting out one of our current homes. I cannot think of any comments from my own experience that would help Chorley Ben Rose to improve. I am totally satisfied with the efficient service that I received from start to finish. The property was sold to an investor without any viewings (not even from the purchaser). I sought Tammy (branch managers) advise regarding the reputation of the investor based on Ben Rose previous sales. Based on my experience this information seemed true. The agreed price was maintained without any discussion of reduction what so ever. Unfortunately my son passed away a few days later. I requested this to be communicated to the buyer and requested no communication in any form at all from anybody no matter what it regarded. Ben Rose completely respected this all the way and managed to proceed regardless of a long hold up and complete the sale. There was stalls with the buyers solicitor causing frustration. However I liaised directly with Tammy and if she could not liaise directly with the solicitor she would go directly to the investor and get straight back to me. Unfortunately on the day of completion that was an important meeting i had to attend and i asked again for no communication at all. This was completely respected again and the remaining keys returned to Ben Rose the day afterwards (Ben Rose had one set in store). I decided to sell my house late August, Era Davidson and the team where amazing from the first communication to the day of completion. The house went online on a Thursday, by Saturday I had 25 viewings. On Sunday I’d received 12 offers. Monday SSTC! Over to the solicitors who were also on the ball. My wife and I chose Chorley Ben Rose estate agency for its local knowledge of markets, the location of its Chorley branch and the warmth of their greeting to us. Our immediate contact was with the very professional Kerry Parker who took all our details, visited the property and gave us sound advice as to realistic pricing rather than pie in the sky valuations. This was to be good advice as the process developed during the down turn in the market during 2022. We obtained several viewings and a firm negotiated offer just below our published price. At this point, we received excellent involvement of several members of the team, led by the branch manager, Tammy Daly. All good we thought and settled back to let things happen in the legal world. Until.... our buyer lost their buyer and the chain was in danger of collapsing. Throughout all this turmoil, Leanne Derbyshire was our contact and was brilliant. Constantly updating us and gaining information along the chain. Because of deteriorating market conditions, we did indeed lose our buyer and we thought of letting the property instead. So we came into contact with the rental manager, Dean Heywood. Another charming, helpful and up-beat member of the crew and we very nearly opted for rental instead of sale. But literally at the last minute and on simultaneous but separate phone calls in the retail and the rental departments, Ben Rose heard of our buyers finding another buyer for their property and we were back into the selling of our property. Everything was cranked back up again by Leanne and others with constant help from Tammy who always made herself available for advice. Despite changes in governments, recessions, 14 day holiday shutdowns and the generally slow legal processes, we managed to complete the sale over Christmas and New Year to achieve a time-limited mortgage offer for our buyers. Never a dull moment but we can not thank the Chorley Ben Rose team enough for their care and attention plus the pleasant and calming manner of handling our somewhat agitated questions. Having sold many rental properties off over the years, via Ben Rose, (following some bad experiences with many of their local competitors, to sell off our rental properties), we instructed them to sell the remainder all at once - in order for us to retire. I knew what they were capable of based on previous experiences but this experience left me surprised with how smoothly things went. It turned out to be a 7 month project (we expected much longer) that had the potential for many hiccups along the way. Tammy Daly is the manager there, and Tammy, along with her fabulous knowledgeable team, worked so hard to sell these properties. As a landlord we rent out a property in Chorley. After a 6 month let with a letting service that had a Landlord agreement of 16 pages, we moved to Ben Rose that has 3 pages. Well where do I start? We sold our house via Ben Rose in Chorley. Right from first contact the team was welcoming and enthusiastic. Appraisal booked, I had a nice meeting with Simon, very pleasant chap and his discussed the market in general and my house in detail. We established that my expectations were a touch on the low side (he was right in the end) and we agreed an asking price. I got the impression that he wouldn't have been shy in telling me however if my expectations were too high, which is exactly what you want. Photographs were in the usual Ben Rose style (excellent) and the photographer, also a pleasant chap, was super efficient. Photos edited and the brochure floor plan completed within hours. Remaining contact was via Tammy and the team at the office. The property went on the market on the Friday and viewings were booked for a week on Saturday. I think we had around 14 viewings if memory serves and 5 offers, all of which were in line or near to Simon's predictions. An offer was accepted and from there on in the office staff really drove the sale. I never once felt the need to chase for any sort of an update as it's clear that the BR team keep a close eye on sales as they progress. fast, furious and efficient but somehow managing to stay really nice to talk to. I felt like they regularly review each and every sale, nothing is left for you to chase. It's no exaggeration to say that I do not feel like I have ever dealt with a company that works so hard to earn it's crust. Frankly their fees are a bargain when you factor in the level of attention you get and the quality marketing package they put together. I really wish I could remember everyone's names so I could thank them personally but I will say to the owners of BR and to Tammy the manager, you have an amazing team and you should be very proud (Tammy be proud of yourself too by the way, because you are a star). Ben Rose where absolutely fantastic at helping us sell our home, we had a really bad experience with Strike where we had 1 viewing in 3 months. Within a few hours of listing our house with Ben Rose we had 10+ viewings booked and the house sold within a couple of days for over our asking price (Strike had previously advised us to drop the price by 5k!!!!). The whole team where brilliant during the whole process, the house we purchased was also through Ben Rose and they really put us at ease whenever we had any worries. Six years ago, following the death of my mother, when we trying to sell her bungalow which was in need of some maintenance and TLC, we had tried a couple of estate agents with no success until Ben arrived in Chorley.
